How We Market Your Home

No two homes need the same campaign. We tailor the photography, video, aerials, print and digital promotion to the property, the likely buyer and the story that will move them. This page shows the range of what we can build around a listing.

Your Largest Asset, Marketed Like One

The Gateway Realty Group team together, one holding a camera rig, one a laptop and one a listing presentation
The people who actually shoot, write and launch your listing.

Here's how a lot of houses around St. Louis actually get marketed: a quick walk through with somebody's phone, a description typed into a form, and a hope that whoever drives past notices the sign.

Your home deserves a marketing team built for the job.

We started Gateway Realty Group on the opposite idea. Your house is probably the largest thing you own, and how it gets presented decides who ever sees it, how many of those people book a showing, and what they're willing to pay once they've stood in it. So a listing here gets planned and launched, not posted.

Your Marketing and Operations Team

At most brokerages, marketing is whatever the listing agent can fit in between showings. Here it is two people's full time job, and a third person owns the paperwork once you are under contract. You work with all three.

Digital Marketing

Almost every buyer meets your home on a screen before they ever stand in it. We have the capability to build photography, aerials, short-form video, long-form tours and targeted digital promotion around a property, but the mix is never cookie-cutter. We choose the tools that best fit the home and the buyers most likely to care about it.

Short Form Video

Vertical video is one of the many tools we can build into a listing campaign. We choose the mix around the home, the likely buyer and the story the property gives us, rather than using the same checklist for every seller. These are real posts from @stlrealtors.

YouTube Home Tours

Living St. Louis is a real channel with a local following, not a place we dump every listing. For unique properties and homes likely to draw strong interest, a full tour can put the story in front of buyers already watching St. Louis real estate. Other homes may benefit more from a tighter mix of photography, short-form video, print and targeted digital promotion.

4K Listing Photography

Every listing is shot by a professional with proper lighting and lens correction, then edited by hand. No phone photos, and no extreme wide angle that makes a room look bigger online than it does in person, which a buyer notices the second they walk in.

Exteriors shot in even light, with the verticals kept straight.
Interiors lit and hand edited, never run through a filter.
Same photographer, same gear, same edit, whatever the house is worth.

Virtual Staging

When a home is vacant, virtual staging shows a buyer how a room works without the cost of renting furniture for months. We label every staged photo clearly on the listing, every time.

The staged photo, and the room it was built from.
Furniture shows a buyer how the space actually works.

Aerial Photography

Drone work does the one thing a ground level photo cannot: it shows the lot, the setting and what is around you. On acreage, on water, backing to trees or on a corner lot, it is usually the photo that gets the showing booked.

The property in its full setting, then the home itself.
The grounds, then the pool and patio in detail.
The block first, then the house inside it.

Twilight Photography

A twilight set is shot in a window of about twenty minutes, and it is the photo that stops a scroll. We use it where the view, the lighting or the outdoor space is the story rather than on every listing, because it only earns its place on some homes.

The same twenty minute window: the house at sunset, then the water at dusk.
Front elevation, then what the back of the lot actually looks like.

Neighborhood Amenities

If your subdivision has a clubhouse, a pool, a lake or a trail system, a buyer is paying for that too. We photograph the amenities and the neighborhood alongside the house, so the listing sells the whole package instead of just the four walls.

Photography is only useful when it fits the property. We will show you which pieces your home actually needs.

Before Your Home Hits the Market

The first people through your door are not strangers off the internet. There is a whole stage before your listing goes public, and it is the part most sellers never hear about until it is over.

  1. 1

Our Buyer Network Sees It First

Before your home goes public, we put it in front of the buyers our own agents are already working with. Some homes never need the second step, and the sellers who get that outcome are usually the ones who agreed to this one.

  2. 2

    Broker Preview

An agent-only walkthrough ahead of launch. The agents who have a buyer matching your home already know it exists on day one, instead of finding it the same morning everybody else does.

Print Marketing

Print still moves buyers here, especially the neighbor who already knows someone looking. Every piece is designed around your home. These are real pieces from real listings, not samples.

Listing Binder

We put together the most important information about your property for buyers to see when they walk in the door.

Just Listed Postcards

Yard Sign and Street Presence

A clean, readable sign that still works at 35 miles an hour, placed where it actually gets seen rather than wherever the post goes in easiest. It goes in the same day, on a city lot or a subdivision corner.

Measured Floor Plans

Every level of your home gets drawn to scale with real room dimensions. It answers the question photos never can, which is how the rooms connect, and it is the thing an out-of-town buyer looks at hardest before deciding whether a trip is worth it.
