What Is The Bagel Loan?

Whether you are buying a home or refinancing an existing mortgage, the Bagel Loan® covers a set of standard fees that would otherwise come out of your pocket at the closing table:

  • No underwriting fees
  • No appraisal fees
  • No title fees
  • No lender fees

Those fees are covered on qualifying loans starting at $200,000, and the title-fee half depends on closing with one of American Mortgage’s participating title partners.

What It Does Not Cover

Lender fees and title fees are only part of what shows up on a closing disclosure. A few things are not fees at all, and no loan product waives them:

  • Prepaid property taxes and homeowners insurance. Money you were always going to owe, collected early into an escrow account.
  • Your escrow cushion. The extra couple of months of taxes and insurance a lender holds back.
  • Per-diem interest. Interest from your closing date to the end of that month.
  • Your down payment. Separate from closing costs entirely.
