Community Overview

Cottleville Trails is a 400+ home master planned community in Cottleville, Missouri, built around five lakes on the south side of Highway N and the east side of Highway 364. It is the largest new development the city has seen, and after several years of construction, the neighborhood is nearing completion.

At the north end, St. Charles Street turns out of the neighborhood and directly into Old Town Cottleville. You can ride a golf cart from your house right into Old Town.

Homes run from single-level ranch plans up to two-story designs of roughly 4,500 sq ft, and four builders have worked here since the first streets went in. Two of them still have home sites. The other two sold out.

What It Costs to Build in Cottleville Trails

New construction pricing is never a single number, and anyone who gives you one is guessing. Here is the honest range, plus the two fees most people don't know about.

Typical costs and fees at Cottleville Trails
WhatTypical cost
New detached home$750,000 to $1,200,000
Townhome$400,000 to $550,000
HOA dues$1,100 a yearOn top of your property taxes
Community Improvement District fee$1,550 a yearVaries by builder and class of lot

Budget for the CID, not just the mortgage

Cottleville Trails sits inside a Community Improvement District, and that is how the pools, the lakes, the walking trails, and the playgrounds get paid for. There is also a one-time contribution to the community due at closing. None of this is hidden, and none of it is unusual for a community with these amenities. It just needs to be in your budget from the start.

Home Types at Cottleville Trails

Both builders still selling here offer the same three house styles.

Ranch

Everything on one floor, with the primary suite on the main level and a wide footprint. Ranches give you larger basements than two-story homes, because the foundation pour is much larger.

  • Main level primary suite
  • Open floor plan
  • Largest basement footprint
  • Two- or three-car garage

1.5-story

The primary suite and the main living space stay on the ground floor, and the extra bedrooms go upstairs.

  • Main level primary suite
  • Upper level bedrooms
  • Flexible bonus space
  • Three-car garage options

2-story

The most square footage for the money, with the kitchen, dining and great room on the main floor and every bedroom upstairs. Bonus rooms, lofts, and upstairs laundry are common upgrades our clients have opted for on 2-story homes.

  • Bedrooms upstairs
  • Bonus or loft room
  • Covered porch or deck
  • Chef kitchen options

What about townhomes and villas?

The City of Cottleville approved Cottleville Trails as a planned unit development, and the approved mix includes two-story townhome units and free-standing villas alongside the single-family homes. Townhomes here have generally landed between about $400,000 and $550,000. If attached or low maintenance is what you are after, ask us, because what is available in that part of the plan changes more than the single-family side does.

Amenities at Cottleville Trails

This is what makes the neighborhood special, and our clients absolutely love them. Five lakes, a pool and pool house, a sandy beach, miles of paved trails, a pavilion with a firepit, and playgrounds spread through the community.

Five lakes

Kayak, fish, or just enjoy the view. Lots that back to water carry a premium and they are the first ones to go.

Pool and pool house

Two community pools with a pool house, sitting right next to the lake and open to every resident.

Sandy beach

A real beach on one of the lakes, which is not something most new subdivisions in St. Charles County can offer.

Miles of walking trails

Paved trails wind through the trees and green space and connect the whole community. They stay busy in the evenings.

Pavilion and firepit

A covered pavilion and a shared firepit for cookouts, gatherings and evenings with neighbors.

Children's play areas

Playgrounds for the little ones and plenty of space for them to run around.

Living Next to Old Town Cottleville

Cottleville Trails is a golf cart community, and people love it. St. Charles Street runs from the neighborhood straight into Old Town, with dedicated golf cart parking at the other end.

Most golf cart communities in St. Louis are attached to a country club, which means you buy the amenity by buying into the golf. Cottleville gives you the same thing without the golf course, and Old Town is worth the trip: locally owned restaurants, coffee shops, boutiques, the Public School House with its pop-up bar, and Frankie Martin's Garden with outdoor seating, sand volleyball and live music.

Construction Progress at Cottleville Trails

We have flown the drone in this neighborhood every year since the first foundations went in. Oldest to newest, here is what a few thousand truckloads of dirt turn into.

Questions Buyers Ask Us

Are there any lots left at Cottleville Trails?

Yes. Lombardo and McKelvey are in their final sales stage, with a few lots remaining. Availability changes week to week, so ask us and we will tell you what is actually open today rather than what a website said last month.

Which builders are still selling at Cottleville Trails?

Lombardo Homes and McKelvey Homes. Both build ranch, 1.5-story and 2-story plans, and both occasionally have a spec home or a nearly finished home ready sooner than a build from scratch. Lombardo also offers townhomes in Cottleville Trails. Consort Homes and Fischer & Frichtel are sold out, so a resale is the only way into one of theirs.

What does a home at Cottleville Trails actually cost?

Most new detached homes in the final phase have been finishing between about $750,000 and $1,200,000, and townhomes between about $400,000 and $550,000, as of July 2026. Two move-in-ready McKelvey homes we walked through in June 2026 were listed at $762,000 and $778,000. Where you land depends on the plan, the home site, the upgrades you choose and whatever incentive the builder is running that month.

What are the HOA and CID fees at Cottleville Trails?

On the homes we walked through in June 2026 the HOA was $1,100 a year and the Community Improvement District fee was $1,550 a year. The CID is what pays for the pools, the lakes, the trails and the playgrounds. The exact CID amount depends on which builder you use and which class of lot you buy, and there is also a one-time contribution to the community due at closing. All of that sits on top of your property taxes, so build it into the number before you fall in love with a floor plan.

Do lots at Cottleville Trails have a premium?

Some do and some don't. There are home sites with no premium at all, and then larger lots and lots that back to one of the lakes carry a higher one. The lots people want most sell first, which is worth knowing when only a handful are left.

Is Cottleville Trails a Planned Unit Development?

Yes. It was approved by the City of Cottleville as an R-2 Multi-Family PUD with a conditional use permit. The PUD sets the mix of housing, ranch units, two-story single-family homes, two-story townhome units, and free-standing villas, and it also sets the standards for green space, amenities, and how the architecture holds together. That is why the community reads as one plan with shared amenities instead of a standard subdivision.

Can you walk to Old Town Cottleville from Cottleville Trails?

Yes, and most people take a golf cart instead. St. Charles Street runs through the neighborhood and connects straight to Old Town, and there is dedicated golf cart parking once you get there. Old Town is a real downtown with locally owned restaurants, coffee shops, boutiques, and something on the calendar most weekends.

Do I need a real estate agent to buy new construction?

You don't need one. But the person in the model home works for the builder, and somebody should work for you. We compare plans across builders, read the contract, negotiate upgrades and incentives, walk the build at pre-drywall and again before closing, and push to get things fixed when they are not right the first time.

Does using a buyer's agent cost me anything at Cottleville Trails?

In almost every new construction purchase, the builder pays the buyer agent commission, so representation costs you nothing directly. Every home we have sold in Cottleville Trails has been that way. Terms vary by builder, so we confirm the exact arrangement before you commit to anything.

What schools serve Cottleville Trails?

Every home is in the Francis Howell School District, but the community splits down the middle. The west side feeds John Weldon Elementary, Francis Howell Middle and Francis Howell High. The east side feeds Warren Elementary, Saeger Middle and Francis Howell Central High. Boundaries can change, so confirm the assignment for a specific address with the district before you buy.
