What Wildhorse Village Is
Wildhorse Village is an 80-acre, $500 million development built around a 15-acre lake in the middle of Chesterfield, off Chesterfield Parkway West and Wildhorse Creek Road. Together with the Chesterfield Mall redevelopment it is the largest thing happening in West County.


Most new communities in St. Louis are one builder selling one kind of house. This is not that. The approved plan carries 500 apartments, 104 condominiums, 72 townhomes and 35 detached houses, which is 711 homes of four different kinds, plus up to a million square feet of office, retail and restaurant space around them.
That is the part worth understanding before you go any further, because those four products are at four completely different stages. One is sold out, two are still selling, and one was never for sale at all.

The detached homes are gone
All 35 of the McKelvey homes at the Waterfront at Wildhorse have sold. They do come back on the market as resales, and with only 35 of them, that does not happen often. If that is the one you want, tell us now and we will watch it for you.
The Homes at Wildhorse Village
Three of the four are selling, and they could hardly be more different from one another.

The Townes at Wildhorse
The only house you can still buy new here rather than a condo. There is one plan, the Hanover: three levels, three bedrooms, a rear-entry garage, and lawn care and snow removal included.

Audere at Wildhorse Village
Chesterfield's high-end market has been houses and villas, so a contemporary lakefront condo building is new here. The first Audere building is finished and occupied. Every unit is a three bedroom with a terrace, and there is no price sheet to Google because it sells direct. Audere II is under construction, and two more condo buildings are planned.

The Waterfront at Wildhorse
McKelvey bought these designs from a builder in Scottsdale, which is why they look the way they do: flat and shed roofs, rear-entry garages, courtyards instead of side yards. All 35 are sold, so a resale is the only way in.

What about renting here?
The Flats and the Terraces are one leased community with one office. The Flats is a 266-unit building finished in 2023, with studio through three bedroom layouts, a pool and sun deck, a 24 hour fitness center and a pet park. The Terraces adds rental townhomes next to it. They are leased directly rather than through us, but plenty of people rent here for a year while they decide whether to buy, and that is a genuinely sensible way to try a place that is still changing this fast.
We have no stake in which one you pick, which is the point.

Here is what is actually on the ground, and what is still only a plan.
A 15-acre lake
The whole development is arranged around it, with a fountain in the middle and homes, condos and apartments looking at it from three sides.
Terraced lakefront plaza
Wide stone steps drop from the plaza to a boardwalk at the water. It is finished, and it is where the Wildhorse Village lettering is cut into the wall.
2.2 miles of walking paths
Paved paths run the full way around the lake and connect back up into the streets, and 3.25 miles of lit sidewalk run through the rest of the site.
1.5 miles of bike lanes
Striped lanes run along the internal streets, which is part of why this reads as somewhere you move through on foot or on two wheels rather than somewhere you park.
Public art
CRG commissioned sculpture and installations for the public spaces rather than treating the green space as leftover ground between buildings.
Boathouse
In the approved plan and not built. 8.3 acres of public green space and pocket parks around the water are finished.

We have flown this site every year since the first homes went up. Oldest to newest, here is what 80 acres of graded ground has turned into.






Office, Retail and What Is Still to Come
The plan carries close to a million square feet of office, retail and restaurant space, including a grocery store. We have not seen a shop or a restaurant open here yet.
What does exist is the groundwork, and it is not nothing: 6.6 acres of roadway, 3.25 miles of lit and landscaped sidewalk and 8.3 acres of public green space were finished back in 2021, before a single home was framed. The commercial parcels on the south side are graded with streets and utilities already in.
If a walkable ground floor of shops and restaurants is the reason Wildhorse Village appeals to you, buy on what is built rather than on the rendering. The lake, the plaza, the paths and the homes are real today. The rest is unbuilt, just conceptual.

Can you still buy a new home at Wildhorse Village?
Yes, but only two of the four home types. Fischer Homes is still building and selling the Townes at Wildhorse townhomes, and Audere is still selling condos. McKelvey finished and sold all 35 of the detached homes at the Waterfront at Wildhorse, so those are resale only now. The Flats and the Terraces are rentals and were never for sale.
How much does a home at Wildhorse Village cost?
Fischer Homes lists the Hanover townhome from the low $700s as of September 2026, for 2,552 sq ft over three levels. Audere does not publish condo prices at all. The detached homes by McKelvey resale between $1.8 million and $2.5 million. Ask us and we will tell you what is genuinely available this week rather than what a website said last year.
Why can I not find prices for the Audere condos?
Because they are sold directly rather than through a public listing site. Audere publishes all sixteen floor plans in the first building with square footage and views and no figures, and the brokerage handling it lists price and timeline as to be announced. That is normal for a small luxury condo building, and it means the only way to get a current availability sheet is to ask. We can do that for you.
What schools serve Wildhorse Village?
Wildhorse Village is split between Rockwood and Parkway school districts, roughly down the middle. The western side is Rockwood; eastern is Parkway. Boundaries can change, so confirm the assignment for a specific address with the district before you buy.
How much of Wildhorse Village is actually built?
The lake, the terraced plaza, the walking paths, the streets and sidewalks, all 35 detached homes, many of the townhomes, the 266-unit Flats apartment building and the first Audere condo building are all finished. A second Audere building was approved in April 2025 and started construction in 2026. The boathouse, most of the office and retail space, and a good deal of the residential land on the south side are still unbuilt.
Will there be shops and restaurants at Wildhorse Village?
That is the plan, and it is the part running furthest behind the housing. CRG has approval for close to a million square feet of office, retail and restaurant space, including a grocery store, and the parcels for it are graded with streets and sidewalks already in. We have not seen a shop or a restaurant open here yet. If a walkable ground floor is the reason you are interested, buy on what exists rather than on the rendering.
Where exactly is Wildhorse Village?
In the middle of Chesterfield, off Chesterfield Parkway West and Wildhorse Creek Road, immediately south of I-64. It is a few minutes from Downtown Chesterfield, the aquatic center, the YMCA and the city's own Chesterfield Amphitheater, none of which are part of the development. The whole 80 acres was planned at once rather than assembled parcel by parcel, which is why the lake, the streets and the housing all line up instead of being fitted around each other.
Do I need a real estate agent to buy new construction here?
You don't need one. But the person in the sales office works for the builder, and somebody should work for you. We compare the townhomes against the condos honestly, read the contract, negotiate upgrades and incentives, walk the build at pre-drywall and again before closing, and push to get things fixed when they are not right the first time.
Does using a buyer's agent cost me anything at Wildhorse Village?
In almost every new construction purchase the builder pays the buyer agent commission, so representation costs you nothing directly. Terms vary by builder and by building, so we confirm the exact arrangement in writing before you commit to anything.
