Sell Your House in Chesterfield, MOWithout Guessing at the Price

Chesterfield is really several markets. A home near the Valley and a home secluded in the woods draw different buyers, appraise off different comparables and require different marketing, and treating them as one Chesterfield is how a good house sits too long.

We've been selling homes in Chesterfield for years, and it's a nuanced market. We'll give you our full listing playbook and show you how we can maximize your sale.

7 homes closed with us in Chesterfield since 2021

  • I had an absolutely wonderful experience working with Gateway Realty Group! They sold my house in one day for the full asking price. My agent was extremely helpful during the buying process too. We looked for months, saw dozens of homes, and even considered doing new construction because we were struggling to find the right one. Our agent ended up finding us the perfect home off-market, and we were among the first people to see it. We made an offer; there were no competing offers against us, and the whole process was a breeze. My agent was kind, communicative, meticulous, and patient, even after showing me dozens before I fell in love with this one. The timeliness of events from viewing homes, negotiating an offer, my offer being accepted, getting inspections, loan processing, the title process, securing closing documents, and finally closing on our home was seamless. After closing and moving in, I have continued to follow Gateway Realty Group and their Living St. Louis channel on YouTube. I enjoy following all their updates about my community and sharing their content with family and friends in case they're interested in relocating to Chesterfield. We all know home purchasing can be stressful and time-consuming. Gateway Realty Group made it stress-free, and I can confidently say I would never have found my current home without them. Thank you so much!

  • I cannot recommend Gateway Realty Group enough. After months of house hunting, they helped us find the perfect home off-market without the hassle of multiple offers and bidding wars. The whole process from start to finish was extremely smooth, and our agent was always ontop of communication. She walked us through the process from writing offers, to inspections, to getting the mortgage, and finally closing. It was such a seamless transaction. The negotiation was top notch, and my agent fought tooth and nail to get a great deal for me and helped negotiate all the inspection items I was concerned about. Anytime I was worried about something, had questions, or just needed some reassurance, my agent was there for me, and it felt like such a weight lifted off my shoulders. I could not recommend Gateway Realty Group enough. I love watching their content on social media, YouTube, and staying connected with the team at their yearly client events. If you're looking for help buying, selling, or building around St. Louis, Gateway Realty Group is without a doubt the best team you could work with.

What Decides Your Price in Chesterfield

Chesterfield is dozens of subdivisions grouped under one city name and which one your house is in does more to your price than almost anything you can change.

  1. Which side of Chesterfield are you on?

63005 to the west is generally newer and larger and sells higher. 63017 to the east is more established, with a lot of 1970s and 80s housing. Both are desirable; pricing one against the other is how sellers leave money behind.

  2. Rockwood or Parkway Schools?

Chesterfield is split between the different school districts, and the western side is more likely to be Rockwood. Buyers with school-age children filter on this first, so your school district belongs in the listing rather than in a footnote.

  3. How close are you to I-64/40?

The highway runs straight through Chesterfield and is a genuine selling point for commuters and for anyone heading into the city. We've worked with many buyers who work Downtown or in Clayton and prioritize a home with easy access to the highway.

  4. What can you walk or drive to in minutes?

Chesterfield Valley and Chesterfield Commons, The District, the Sports Complex, Wildhorse Village, and the Chesterfield Mall redevelopment coming behind them. Proximity to what is being built matters as much as what is already there.

  5. What is the outdoor space worth?

Usable yard, pool, poolhouse, deck or patio condition, mature trees and privacy. In a market with a lot of comparable interiors, the outside is often what separates two otherwise identical listings.

  6. Has the interior kept up with the neighbours?

On the eastern side especially, the housing stock is old enough that kitchens and baths vary hugely from house to house. A buyer comparing two homes at one price takes the one needing less work, almost every time.

Most of these are decided the day the house was built. What you control is whether the pricing and the marketing take them into account.

What Sets Us Apart From Typical Agents

Every Chesterfield house is unique, which means your selling strategy should be too. You’ve seen the “We Buy Houses” signs from house-buying companies. We’re different. We compare the real options with you, including cash versus financed offers and an on-market launch versus an off-market sale, so you can choose the path that fits your goals.

Marketing Engine

Every listing gets pro photography, flyers, a social media feature and email to local agents, plus video where it fits, built to reach the right Chesterfield buyers fast.

Luxury Marketing

No matter the price point, we package your home like luxury to command top-dollar attention.

Pricing Strategy

Data-driven market analysis and launch timing to maximize showings and offers.

Your Whole Team

Specialists for prep, marketing, showings, negotiation, and closing coordination.

So What Does the Commission Pay For?

It is the first thing most sellers want to know, and it is a fair question. We price for the work, and every listing gets the same core marketing whether it is a starter home or an estate.

Drone aerials: the setting, then the house.
Listing photography that looks like a magazine.
Twilight: a twenty minute window, shot properly.

How we think about pricing

Getting the Price Right on Day One

Our goal is to make your home the best-looking house in its price tier. That’s the whole game. Price too high and the house sits. A house that sits sells for less than one priced right from the start, and no amount of marketing afterward buys back those first few weeks on the market.

  • A price built from recent comparable sales in your neighborhood, not an automated estimate
  • An honest number even when it is lower than you hoped
  • A negotiation plan for every scenario that might play out

Our Process: From Listed to Sold

1

Consultation & Agreement

We discuss your goals, timeline, needs, commission structure, and whether an on-market or off-market sale fits your situation.

2

Home Assessment & Pricing

We review your home's condition, pull comps, and develop your pricing strategy so you stand out in the local market.

3

Prepare & Stage

Declutter, clean, handle light repairs, and stage for maximum appeal. If your home needs major repairs, we'll show you the easy way to handle it.

Selling in Chesterfield, Answered

Does it matter whether I am in 63005 or 63017?

It matters more. The two zip codes are effectively two markets sharing a name: 63005 to the west is generally newer and larger and sells higher, while 63017 to the east is more established, with a lot of housing built in the 1970s and 80s. Pricing one against sales from the other is the single most common way a Chesterfield seller leaves money behind, in either direction.

Am I in Rockwood or Parkway, and does it change my price?

Chesterfield is split between the two districts and the western side is more likely to be Rockwood. It changes your buyer before it changes your price. Buyers filter on the district before they look at a single photograph, so naming the specific schools your address feeds, rather than just the district, puts you in front of a shortlist you would otherwise never reach.

How do I price my house when the one down the street sold for more?

By finding out what was actually different, which is usually one of four things: the zip code line, the school district, the condition of the kitchen and baths, or the lot. On the eastern side especially, two houses of the same size and age can be a full renovation apart on the inside. We will walk both properties on paper with you and show which differences a buyer is paying for and which they are not.

What repairs are worth doing before I list in Chesterfield?

The ones that stop a buyer from walking away, and very little else. Structural, roof, water and HVAC issues are worth resolving because they can also complicate a buyer's financing. Cosmetic work is a judgment call: in a market where a lot of comparable interiors exist, a dated kitchen is baked into the price rather than a flaw, and spending heavily to chase a renovated comp rarely returns what it costs. We will tell you which is which before you spend anything.

What disclosures do I need when selling in Chesterfield?

The listing agreement, seller's disclosure, a lead-based paint disclosure for anything built before 1978, which covers a lot of the eastern side. If your property sits under the Spirit of St. Louis airport's noise contours you may also need the city's noise abatement form. If you have an HOA, get its fees, restrictions and any transfer charges together early rather than at the closing table.

What is the best time of year to list in Chesterfield?

Spring, for a reason specific to this market rather than a general rule. Chesterfield's buyer pool moves on the school calendar, which puts real pressure on being settled before August. Listing in April and May reaches them while they are actively looking. Outdoor space is also a genuine part of what people buy here, and a yard and patio show for what they are once things are green.

What areas do you sell houses in?

We sell homes across the Missouri side of the Greater St. Louis region. Here are the main areas we serve:

St. Louis City: Central West End, Downtown, Downtown West, Midtown, Forest Park Southeast, The Grove, Shaw, Tower Grove South, Tower Grove East, Soulard, Lafayette Square, Benton Park, Fox Park, The Hill, Dogtown, St. Louis Hills, Southampton, Princeton Heights, Holly Hills and Carondelet.

St. Louis County: Clayton, University City, Richmond Heights, Maplewood, Brentwood, Rock Hill, Warson Woods, Olivette, Ladue, Frontenac, Creve Coeur, Maryland Heights, Kirkwood, Webster Groves, Des Peres, Town and Country, Manchester, Ballwin, Ellisville, Chesterfield, Wildwood, Valley Park, Fenton and Eureka.

St. Charles County: St. Charles, St. Peters, O'Fallon, Lake St. Louis, Cottleville, Dardenne Prairie, Wentzville, Weldon Spring, New Melle, Augusta, Defiance, Foristell, St. Paul, Portage Des Sioux, West Alton, Flint Hill and the surrounding unincorporated communities.

Other surrounding counties: Arnold, Festus, Pevely, High Ridge, Hillsboro and Imperial in Jefferson County; Troy, Moscow Mills, Winfield and Elsberry in Lincoln County; Warrenton, Wright City, Foristell and Marthasville in Warren County; and Washington, Union, Pacific, St. Clair and Sullivan in Franklin County.

That list is not a boundary. If your town is nearby and not named here, send us the address and we will tell you whether we are the right team for it.

Five of these towns have a seller page of their own, with recent sales and what moves the price there: Chesterfield, Cottleville, Lake St. Louis, O'Fallon and Wentzville.
