Sell Your House in Wentzville, MOWith a Proven Strategy
In most Wentzville neighborhoods, your competition is not the resale down the street. It's a builder three miles away with a spec home, a design center and an incentive budget, and pricing a resale like it's not happening is the mistake that costs the most here.

We can’t say enough great things about Kellie! She helped us buy a home under extremely unique and challenging circumstances, and just a year later, she helped us sell it for more than we ever expected. Kellie is, without a doubt, the best realtor we’ve ever worked with! She was with us every step of the way, talking us through stressful situations, offering solid advice, and always making herself available when we needed her. Kellie is not only incredibly knowledgeable and professional, but also genuinely kind, honest, and supportive. She became more than just our realtor, she became a trusted friend. If you’re looking to buy or sell a home in the Ofallon or Wentzville area, we highly recommend Kellie! You won’t find anyone more dedicated, responsive, or easy to work with. She truly goes above and beyond!

We seriously couldn't have asked for a better experience with Lana. She helped us both sell and buy at the same time, and somehow made the whole process feel smooth and way less stressful than we expected. She got our house sold in just 2 days with multiple offers, which still blows us away. And on the buying side, she helped us find our dream home, it honestly felt like she just got exactly what we were looking for. Lana was always quick to respond, gave great advice, and made us feel like we were her top priority the entire time. You can tell she genuinely cares about her clients and wants the best for them. We're so grateful for everything she did for us and would recommend her to anyone in a heartbeat!

We had an absolutely wonderful experience working with Kellie Lasater at Gateway Realty! Kellie is and was always responsive and willing to answer any and every question we had about the process, and she just always truly had our best interests at heart. The entire home buying (and building), and selling our home-process was smooth and stress-free thanks to her knowledge about it all! Plus Kellie was always willing to go above and beyond to help us. We couldn't have asked for a better person to guide us through this journey into our forever home. Highly, highly recommend!

What Decides Your Price in Wentzville
Wentzville is one of the fastest-growing cities in Missouri and most of St. Charles County's western development is happening here. That shapes what a buyer is comparing your house against.
How far are you from the major employers?
The GM plant and SSM Health pull buyers in from across the region, and Mercy's medical complex adds more. A short commute to either is something a buyer will pay for and a listing should say out loud.
How quickly do you reach I-70, I-64 or Hwy 364?
People who choose the suburbs want the city within reach. Those three routes are what connect you to St. Louis and to Lake St. Louis, O'Fallon, Dardenne Prairie and Weldon Spring.
How new is the house?
Wentzville's advantage over much of the metro is newer homes at lower prices. If yours is newer built, that is the comparison a buyer is already making. If your home is older, what kind of upgrades does it have that a newer home might not?
What does the subdivision include?
Clubhouse, pool, playgrounds, athletic fields, walking trails, ponds? Newer Wentzville neighborhoods often carry real amenities, and in a close call between two houses this is what decides it. HOA fees and restrictions belong in the same sentence.
Are you in Wentzville R-IV?
The district ranks among the top of St. Charles County and buyers actively seek it out. Which schools within it you feed is worth stating precisely rather than leaving a buyer to figure out on their own.
What is nearby day to day?
The Rec Center, the historic district, Wentzville Parkway, The Quarry, Bear Creek Golf Club and parks like Quail Ridge and Progress are very popular with buyers. Convenience is easy to under-sell because it is invisible in photos.
Most of these are decided the day the house was built. What you control is whether the pricing and the marketing take them into account.
What Sets Us Apart From Typical Agents
Every Wentzville house is unique, which means your selling strategy should be too. You’ve seen the “We Buy Houses” signs from house-buying companies. We’re different. We compare the real options with you, including cash versus financed offers and an on-market launch versus an off-market sale, so you can choose the path that fits your goals.
Marketing Engine
Every listing gets pro photography, flyers, a social media feature and email to local agents, plus video where it fits, built to reach the right Wentzville buyers fast.
Luxury Marketing
No matter the price point, we package your home like luxury to command top-dollar attention.
Pricing Strategy
Data-driven market analysis and launch timing to maximize showings and offers.
Your Whole Team
Specialists for prep, marketing, showings, negotiation, and closing coordination.
So What Does the Commission Pay For?
It is the first thing most sellers want to know, and it is a fair question. We price for the work, and every listing gets the same core marketing whether it is a starter home or an estate.

Getting the Price Right on Day One
Our goal is to make your home the best-looking house in its price tier. That’s the whole game. Price too high and the house sits. A house that sits sells for less than one priced right from the start, and no amount of marketing afterward buys back those first few weeks on the market.
- A price built from recent comparable sales in your neighborhood, not an automated estimate
- An honest number even when it is lower than you hoped
- A negotiation plan for every scenario that might play out
Our Process: From Listed to Sold
Consultation & Agreement
We discuss your goals, timeline, needs, commission structure, and whether an on-market or off-market sale fits your situation.
Home Assessment & Pricing
We review your home's condition, pull comps, and develop your pricing strategy so you stand out in the local market.
Prepare & Stage
Declutter, clean, handle light repairs, and stage for maximum appeal. If your home needs major repairs, we'll show you the easy way to handle it.
★★★★★“They used all the available resources to get top dollar for our home, and negotiated the best price for the one we bought.”

Cash Offer, or List It?
Most of the results you will find for selling a house in Wentzville are investors who want to buy yours at a discount. Sometimes that is genuinely the right answer. Here is the straight version: it depends on your goals.
| What you are comparing | Selling to a cash investor | Listing with Gateway Realty Group |
|---|---|---|
| What you walk away with | Below market, that is the trade for speed and certainty | Market price. Across our last 26 Wentzville listings, 65% sold at or above their original asking price |
| How fast | Often 7 to 14 days | Median 4 days to go under contract in Wentzville, then 30 to 45 to close |
| Repairs and prep | None, sold as-is | We advise what is worth doing and what is not |
| Showings | None | Yes, scheduled around you |
| Commission | None, the discount is built into the offer | Yes, and it covers the full marketing program below |
| Certainty | High, cash does not fall through on financing | Very high, though buyer financing can add a contingency |
| Best when | The timeline matters more than the money | The money matters more than a few extra weeks |

Selling in Wentzville? Questions Answered
How do I price my Wentzville house when there is new construction nearby?
You price against the builder, not around them. A buyer standing in your kitchen is mentally comparing it to a model home down the road, and the builder's number doesn't include the fence, pool, built-ins, the blinds, the landscaping or the finished basement you already have. We price your house on what it would cost a buyer to get to the same place from a base model, and we say so in the marketing, because that gap is usually larger than sellers expect and it is invisible unless somebody spells it out.
How fast do homes sell in Wentzville?
Faster than most of the region, and the reason is who is looking. Wentzville has been a relatively hot market for years, and it is one of the fastest-growing cities in Missouri and most of western St. Charles County's development is happening here. There is a steady flow of buyers relocating for work rather than shopping casually. We will show you what has actually sold on your street in the last ninety days rather than a citywide average, because a citywide average in a city this size is not describing your house.
What is my Wentzville house worth before I list?
More than an automated estimate will tell you, or sometimes less, and the difference is usually the things a computer cannot see. An algorithm does not know your basement is finished, that you back onto trees rather than another roofline, or that your subdivision has a pool and the one next door does not. We look at comparable sales on your street, the condition and updates specific to your home, and what is currently competing with you.
Does being near the GM plant or SSM St. Joseph help my sale?
It does, and it is worth saying out loud in the listing. Both bring buyers in from across the region who are measuring the commute before they look at anything else, and Mercy's medical complex is adding to that. If you are a short drive from either, you are on a shorter list than a house that is not, and a buyer will not work that out from a photograph.
Should I stage my house before listing in Wentzville?
Usually lightly, rather than fully. Much of Wentzville's housing stock is newer, so buyers are comparing your rooms to a builder's model home that is professionally staged. That does not mean renting a houseful of furniture. It means decluttering hard, making the primary bedroom and the main living space read as spacious, and getting the yard right. We will walk it and tell you which of that is worth doing and which is not.
What does it cost to sell in Wentzville?
Commission, title and closing costs, and whatever you choose to spend preparing. We do not publish a fixed rate, because it depends on the property and the marketing it needs. Before you commit to anything you will see the actual figures, including your likely net, and if your subdivision has an HOA we will get its fees and any transfer charges in front of you early, because those surface late and irritate buyers when they do.
What areas do you sell houses in?
We sell homes across the Missouri side of the Greater St. Louis region. Here are the main areas we serve:
St. Louis City: Central West End, Downtown, Downtown West, Midtown, Forest Park Southeast, The Grove, Shaw, Tower Grove South, Tower Grove East, Soulard, Lafayette Square, Benton Park, Fox Park, The Hill, Dogtown, St. Louis Hills, Southampton, Princeton Heights, Holly Hills and Carondelet.
