Sell Your House in Lake St. Louis, MOin the CA or Out of It

Most of the city sits outside the Community Association. Which side of that line you are on decides whether your home comes with lake access, the marina and the beaches, and that changes who your buyer is and what your house is worth. Identifying the right buyer we're targeting is the first step in a marketing plan for your home.

We’ve sold 64 homes in Lake St. Louis since 2019, across 48 different subdivisions. We have sold on the water and well away from it, inside the CA and outside it, in villas, condos and new construction.

  • Kellie was amazing to work with throughout the entire process of buying and selling. She was able to help us get a house on Lake St Louis, which can be very difficult, and she was even able to keep the negotiation process easy. Her advice was what helped us secure the house my family is in now. Kellie and her team also helped us sell the house we were living in before we closed on our lake home. She told me she could get it done to where I wouldn’t need to pay on 2 houses and that’s exactly what she did. You’re not going to find a harder working agent, and if you’re in the lakefront market, that’s exactly what you need, someone that’s willing to work constantly for you. Above and beyond being a great agent, Kellie’s an amazing person and a friend now. Thanks for everything!

  • We had the pleasure of working with Kellie, and we couldn't be happier with our experience! She was incredible to work with from start to finish. She took the time to truly understand what we were looking for and always had our best interests at heart. When challenges came up, she went to bat for us and advocated on our behalf every step of the way. We absolutely adore Kellie and are so grateful for everything she did to help us find our home. We highly recommend her to anyone looking to buy or sell a house, you'll be in the best hands!

What Decides Your Price in Lake St. Louis

Two houses with the same square footage, on the same street, can be worth meaningfully different amounts. These are the things that can affect the price of your Lake Saint Louis home that aren't even about the house itself.

  1. Is your home inside the Community Association?

This is the big one. Lake rights come with CA membership, not with a Lake St. Louis ZIP code, and most of the city sits outside CA limits. Same zip code, different buyer, different price.

  2. Is it a waterfront lot?

Waterfront homes are some of the most desirable properties in Lake St. Louis. And which lake yours is on matters. Nearly every buildable waterfront lot is already developed and the boundaries that carry lake rights have barely moved, so supply is fixed. Frontage, elevation and whether you sit on open water or a quiet cove can move the number.

  3. If you are on the water, do you have a dock?

A private dock means a buyer skips the community boat-slip waitlist, which people have sat on for years. Condition matters too, so making dock repairs and ensuring an accessible path down to it are worth fixing before listing.

  4. Are you on the big lake or small lake?

They attract different buyers. The big lake has more variety, larger homes and bigger lots; the small lake is a no-wake setting that suits kayaking and quiet over entertaining. Neither is worth more by default, but pricing one as the other is a mistake.

  5. How quickly can a buyer reach the highway?

Most buyers here commute somewhere. Easy access toward I-64, I-70, Hwy N, and the drive to shopping at The Meadows and Hawk Ridge, is a real part of what people are paying for. Commute time matters.

  6. Which Wentzville schools do you feed?

The whole city of Lake St. Louis is Wentzville R-IV, but not the same schools within it, and high school assignment splits down the middle of the big lake. Buyers know their school preference before they start house hunting.

Most of these are decided the day the house was built. What you control is whether the pricing and the marketing take them into account.

What Sets Us Apart From Typical Agents

Every Lake St. Louis house is unique, which means your selling strategy should be too. You’ve seen the “We Buy Houses” signs from house-buying companies. We’re different. We compare the real options with you, including cash versus financed offers and an on-market launch versus an off-market sale, so you can choose the path that fits your goals. In Lake St. Louis, marketing the lifestyle is just as important as marketing the house itself.

Marketing Engine

Every listing gets pro photography, video, targeted email/social, and elevated print, built to reach the right Lake St. Louis buyers fast.

Luxury Marketing

No matter the price point, we package your home like luxury to command top-dollar attention.

Pricing Strategy

Your Whole Team

So What Does the Commission Pay For?

It is the first thing most sellers want to know, and it is a fair question. We price for the work, and every listing gets the full treatment whether it is a starter home or an estate.

Drone aerials: the setting, then the house.
Listing photography that looks like a magazine.
Twilight: a twenty minute window, shot properly.
Virtual staging for vacant rooms.

We Market Your CA Membership

  • Aerial view of the Lake St. Louis Community Association clubhouse, its lap pool, zero-entry pool and beach on the lake

    Clubhouse and Pools

We photograph the Community Association's clubhouse, its two pools and the beach, and those shots go in your listing alongside the house. A buyer scrolling past twenty homes sees a kitchen and a yard. They do not see a membership unless somebody puts it in front of them.

  • Aerial view of the four Lake St. Louis Community Association tennis courts surrounded by lawn and homes

    Tennis Courts

The courts, and the rest of what membership carries, get named outright in the listing remarks and repeated to every agent who books a showing. No buyer's agent can filter for CA membership, and plenty of them do not know the line exists.

  • Aerial view of the Lake St. Louis Community Association main marina with every boat slip occupied

    The Marinas

Members join a waitlist for a slip at the main marina. That is the strongest single line in a CA listing, because it is the one part a buyer cannot shortcut by choosing a different house on a different street.

Most of the city sits outside the CA. Establishing which side of that line your home is on is the first thing we do, because it decides who your buyer is and what your house is worth.

How we think about pricing

Getting the Price Right on Day One

Our goal is to make your home the best-looking house in its price tier. That’s the whole game. Price too high and the house sits. A house that sits sells for less than one priced right from the start, and no amount of marketing afterward buys back those first few weeks on the market.

  • A price built from recent comparable sales in your neighborhood, not an automated estimate
  • An honest number even when it is lower than you hoped
  • A negotiation plan for every scenario that might play out

Our Process: From Listed to Sold

1

Consultation & Agreement

We discuss your goals, timeline, needs, commission structure, and whether an on-market or off-market sale fits your situation.

2

Home Assessment & Pricing

We review your home's condition, pull comps, and develop your pricing strategy so you stand out in the local market.

3

Prepare & Stage

Declutter, clean, handle light repairs, and stage for maximum appeal. If your home needs major repairs, we'll show you the easy way to handle it.

Waterfronts Rarely Reach the Market

Waterfront homes often change hands without ever reaching the open market. If a private sale is something you're interested in, ask us about it.

Waterfront supply here does not grow. Nearly every buildable lot on both lakes is already developed, and the Community Association boundaries that carry lake rights have barely moved since the city was built around them. The number of homes that can ever be sold with water access is fixed. Meanwhile, demand is only going up.

In a market as small and well connected as Lake St. Louis, word reaches the people who want in long before a sign goes in the yard, and a seller who lists first can end up negotiating against a smaller buyer pool than the one already waiting. Most of the waterfront transactions we have been part of happened before the home was ever public.

So the question worth asking before you list is not what your house is worth. It is who already wants it. Our job is to find them.

Selling in Lake St. Louis? Questions Answered

How do I sell a house on Lake St. Louis with a private dock?

The dock is part of what you are selling, so it gets prepared like a room. Check the supports for warping and rot, clear the path down to it, and stage it the way you would a deck: if there is space, a table and chairs or a chaise lounge does more than any description can, because it shows a buyer what an evening there actually looks like. A private dock also means a buyer skips the community boat-slip waitlist, which people have sat on for years, and that is worth saying plainly in the listing rather than leaving a buyer to work out. Dock size is capped at 30% of your shoreline, so if you are considering adding one before you list, that is the constraint to design around.

Does being in the Community Association actually change my price?

Yes, and it is the first thing we establish about any home here. Lake rights come from owning a property within CA boundaries, not just living within city limits, and large parts of the city sit outside those boundaries. Two houses of the same size on the same side of town can attract completely different buyers depending on which side of that line they fall. A 63367 zip code tells you the mailing address and nothing about lake rights, and it does not tell you whose public services you are on either, which can be Lake St. Louis, St. Charles County, Wentzville or O'Fallon.

How do you price a waterfront when there are barely any comparable sales?

Carefully, and with more than a spreadsheet. In a normal subdivision you can find five recent sales of near-identical houses. On the water there may be none, because frontage, elevation, views, whether you sit on open water or a quiet cove, and which of the two lakes you are on all move the number and none of them appear in a square-footage comparison. That's why price per square foot can be a bad pricing metric. We price from the lot first and the house second, because a buyer can change the kitchen and cannot change the view.

With waterfront especially, we also shop the house to our private network of buyers before it goes public. That gives us real feedback from Lake St. Louis buyers and agents on the number before it is committed to, which is worth more than another comparable would have been. Often enough a desirable waterfront sells before it reaches the open market at all, which is why so many of the waterfronts we have sold went pre-market.

What does it cost to sell a house in Lake St. Louis?

Commission, title and closing costs, any transfer costs, and whatever you decide to spend on preparation. Repairs and credits to buyers are negotiated once you're under contract. Commission is not a fixed rate we publish, because it depends on the property and what the marketing needs to be. What we will do before you commit to anything is put the actual numbers in front of you, including what you would net, so the decision is made on potential money in your account rather than a percentage.

When is the best time of year to list a lake house?

Late April into early May, with a second window in August. The reasoning is practical: docks are back in, pools and hot tubs are open, the lawn is green and the lake is in use, so a buyer sees the property doing the thing they are buying it for. Listing in late April also puts you in front of the buyers already looking while many owners are still waiting for May or June, so you compete against fewer properties. August works for the opposite reason, as last minute buyers who want to be in before the season closes start to urgently look.

What paperwork do I need before listing here?

The listing agreement, a nine-page seller's disclosure, a pool and spa disclosure if you have one, and your subdivision's own fee schedule alongside your CA dues, because many subdivisions charge separately and a buyer will ask.

What areas do you sell houses in?

We sell homes across the Missouri side of the Greater St. Louis region. Here are the main areas we serve:

St. Louis City: Central West End, Downtown, Downtown West, Midtown, Forest Park Southeast, The Grove, Shaw, Tower Grove South, Tower Grove East, Soulard, Lafayette Square, Benton Park, Fox Park, The Hill, Dogtown, St. Louis Hills, Southampton, Princeton Heights, Holly Hills and Carondelet.

St. Louis County: Clayton, University City, Richmond Heights, Maplewood, Brentwood, Rock Hill, Warson Woods, Olivette, Ladue, Frontenac, Creve Coeur, Maryland Heights, Kirkwood, Webster Groves, Des Peres, Town and Country, Manchester, Ballwin, Ellisville, Chesterfield, Wildwood, Valley Park, Fenton and Eureka.

St. Charles County: St. Charles, St. Peters, O'Fallon, Lake St. Louis, Cottleville, Dardenne Prairie, Wentzville, Weldon Spring, New Melle, Augusta, Defiance, Foristell, St. Paul, Portage Des Sioux, West Alton, Flint Hill and the surrounding unincorporated communities.

Other surrounding counties: Arnold, Festus, Pevely, High Ridge, Hillsboro and Imperial in Jefferson County; Troy, Moscow Mills, Winfield and Elsberry in Lincoln County; Warrenton, Wright City, Foristell and Marthasville in Warren County; and Washington, Union, Pacific, St. Clair and Sullivan in Franklin County.

That list is not a boundary. If your town is nearby and not named here, send us the address and we will tell you whether we are the right team for it.

Five of these towns have a seller page of their own, with recent sales and what moves the price there: Chesterfield, Cottleville, Lake St. Louis, O'Fallon and Wentzville.
