O'Fallon is served by Fort Zumwalt across most of the city, Wentzville R-IV in the south and Francis Howell in some parts. Northern O’Fallon, or Southern?

What kind of lot do you have?
Lot size varies enormously across O'Fallon, and the older northern neighborhoods often sit on noticeably larger, grassier plots than a comparable new build. It matters, and it is worth checking rather than assuming. Three districts serve O'Fallon: Fort Zumwalt across most of the city, Wentzville R-IV in the southern parts and Francis Howell in portions of the area. Buyers decide on the district before they look at anything, so a listing that names the specific elementary, middle and high school your address feeds reaches buyers that a listing naming only the city never will.
My house is a 1990s ranch. Is that a problem in this market?
No, but it needs pricing and marketing as what it is rather than as a poor substitute for a new build. Much of northern O'Fallon was built between 1985 and 2001, so there is a deep, active market of buyers looking for exactly that: an established neighborhood, a bigger lot and mature trees, at a price a builder cannot match. The mistake is presenting it apologetically. The lot and the location are things a new build genuinely cannot offer. If your home has a larger lot size, that's a big plus when new construction comes on 0.3-acre lots.
How do I price when a builder is selling new homes down the road?
By making the comparison explicit instead of hoping a buyer does it. A builder's base price does not include your fence, pool, built-ins, blinds, window treatments, landscaping, finished basement or appliances, and it does not include waiting eight months to move in. We price your house against what it would actually cost a buyer to reach the same finished state from a base model, and we put that arithmetic in the marketing.
