The Wealthiest St. Louis Suburbs, Ranked by Home Value
Figures are Zillow's Home Value Index for single-family homes, which estimates the typical home value across every home in an area rather than only the handful that happened to sell. That makes it far steadier in small towns where only a few houses sell each year.

Only a handful of homes sell in these places in a given year, which is why a straight sale-price ranking tends to swing wildly from one year to the next. A value index handles them much better, because it is built from every home in the town rather than the two or three that sold that year.

Huntleigh is comfortably the most expensive place in the region. Country Life Acres and Josephville appeared in last year's edition but are too small for Zillow to publish an index for, so we have left them out rather than quote a figure we cannot source.

Starting off this list at #1 is Ladue, which is all about prestige, with top-notch school districts and gorgeous new and historic homes.
In 2023, the estate at 1705 Woodlawn Avenue, which straddles the Ladue and Huntleigh border, sold for $13 million. It belonged to FURminator founder David Porter, and it is still one of the largest residential sales the region has recorded.
A sale above $10 million is rare around St. Louis, and when one happens it is usually here. Ladue’s tree-lined streets and opulent properties make it one of the best places to live in the St. Louis metropolitan area.
2. Frontenac
Typical home value: $1,303,850 as of July 2026, up 6.4% from $1,225,249 a year earlier.
Second on the list is the prestigious town of Frontenac, in the heart of St. Louis County’s wealthy central corridor. It sits within the 63131 zip code, one of the wealthiest in Missouri.
Frontenac is the go-to for high-end shopping and dining. Its proximity to St. Louis makes it a desirable suburb for affluent buyers if you’re looking to be close to everything.
Frontenac sits in the high-ranking Ladue School District, which also serves Ladue, Huntleigh, Westwood, and parts of Creve Coeur.
3. Town and Country
Typical home value: $1,220,609 as of July 2026, up 7.0% from $1,141,243 a year earlier.
Welcome to the crème de la crème! Town & Country sits third on this year’s list, behind only Ladue and Frontenac.
Known for its sprawling estates, custom homes and peaceful vibe, this suburb is perfect for those who want luxury and tranquility, with easy access to downtown St. Louis. Faust Park sits on its western edge, and property values here have held near the top of the region for decades.
4. Clayton
Typical home value: $1,190,685 as of July 2026, up 7.9% from $1,103,676 a year earlier.
Clayton is a lively suburb that mixes residential and commercial spaces.
You’ll notice the urban style of the high-rise office buildings, some of which serve as the headquarters for Fortune 500 companies in the greater St. Louis area.
Clayton is a great place if you want an urban atmosphere without the hassle of a big city feel. Walkability is a real selling point, and Shaw Park anchors the middle of town with pools, tennis courts and the kind of parks and recreational areas most inner-ring suburbs cannot match. Concordia Seminary sits just to the west.
Clayton is the seat of St. Louis County and the biggest economic hub outside of the city of St. Louis. It is also home to one of the best-ranking high schools in the county.
It’s close to other neighborhoods like the Central West End, University City, and Richmond Heights, making it a great spot for easy city access. Forest Park is minutes away, MetroLink runs straight through, and the commute downtown is one of the shortest of any suburb on this list.
5. St. Albans
Typical home value: $893,249 as of July 2026, up 4.6% from $854,217 a year earlier.
St. Albans combines natural beauty with luxury living. It offers small-town living on a golf course.
If you’re into the country club lifestyle and world-class amenities, this little community is your dream come true.
6. Creve Coeur
Typical home value: $734,188 as of July 2026, up 4.4% from $703,078 a year earlier.
Creve Coeur is a vibrant suburb with a rich history and modern amenities. It’s home to many businesses along Olive Blvd, and its public schools split between the Ladue and Parkway School District boundaries. Creve Coeur Lake Memorial Park is the big draw for recreational areas, with trails, rowing and some of the best open space in the county.
7. Des Peres
Typical home value: $713,126 as of July 2026, up 4.6% from $681,758 a year earlier.
Des Peres is a charming suburb with great schools and parks. It’s conveniently located by I-270 and Manchester Road, offering easy access to urban and suburban parts of St. Louis.
If you like shopping, Des Peres is the place for you. It’s home to West County Mall and a run of shopping centers along Manchester Road, which cuts right through the middle of town. Nearly everything you need day to day is inside a five-minute drive.
8. Weldon Spring
Typical home value: $680,731 as of July 2026, up 1.6% from $669,919 a year earlier.
Located in St. Charles County, Weldon Spring provides a suburban lifestyle with excellent schools and recreational opportunities.
Some of the notoriously pricey neighborhoods surround Whitmoor Country Club.
9. Defiance
Typical home value: $647,348 as of July 2026, up 4.0% from $622,605 a year earlier.
Defiance offers rural charm, upscale homes, and scenic views. It’s a perfect blend of country living without being too far from Saint Louis.
You’ll find parcels on acreage, a mix of older homes and newly built ones, and lots of nearby wineries.
10. Sunset Hills
Typical home value: $632,727 as of July 2026, up 4.9% from $603,314 a year earlier.
Sunset Hills boasts beautiful parks and recreational facilities. You’ll find some stunning homes off Robyn Road, Kennerly Road, and West Watson Road.
Some of my favorite homes are located within the Tapawingo National Golf Club community.
It feeds the Lindbergh School District, and crime and safety tend to be the first things people ask about here. Sunset Hills does well on both, and its median household income and quality of life make it a top choice if you want to live further south than the other areas on this list.
11. Chesterfield
Typical home value: $613,683 as of July 2026, up 3.8% from $590,974 a year earlier.
Chesterfield is a large, vibrant suburb with a mix of residential, commercial, and entertainment options.
Chesterfield is the fastest-growing part of West County, with tons of new developments bringing attention to this suburb.
12. Wildwood
Typical home value: $601,445 as of July 2026, up 3.0% from $583,739 a year earlier.
Wildwood offers natural beauty and outdoor activities galore. It’s a tight-knit community with luxury homes, many offering private yards and larger lots, and nearly all of it sits in the Rockwood School District.
13. Glendale
Typical home value: $586,606 as of July 2026, up 5.3% from $556,857 a year earlier.
Glendale is a quaint, charming suburb with excellent schools and stunning neighborhoods. It’s like a smaller version of Webster Groves and Kirkwood.

14. Augusta
Typical home value: $572,549 as of July 2026, up 3.3% from $554,102 a year earlier.
Augusta is a hidden gem in St. Charles County, known for its rolling vineyards and beautiful countryside.
As Missouri’s premier wine country destination, it offers a peaceful, rural lifestyle with luxurious homes on acreage.
With ongoing investments in tourism and infrastructure, Augusta is quickly becoming a sought-after spot for those looking for both privacy and prestige.
15. Olivette
Typical home value: $537,788 as of July 2026, up 3.9% from $517,406 a year earlier.
Olivette is a growing, welcoming community with a high quality of life. It features beautiful neighborhoods, strong public schools and a central location in St. Louis County that keeps the cost of living reasonable for how close in you are. The homeownership rate is high and most of the housing stock is single-family.
16. Cottleville
Typical home value: $535,900 as of July 2026, up 3.0% from $520,210 a year earlier.
Cottleville is one of the fastest-growing suburbs in St. Charles County.
Old Town Cottleville is the historic district lined with boutiques, restaurants, and popular community events.
Cottleville’s excellent schools and strong sense of community keep demand high. With new developments and easy access to St. Louis, Cottleville remains a desirable place to live.
17. Kirkwood
Typical home value: $515,849 as of July 2026, up 4.2% from $495,064 a year earlier.
Kirkwood is known for its charming historic homes, its walkable historic downtown, and a close-knit community. Housing options run wider here than almost anywhere else on this list.
Downtown Kirkwood is one of my favorites. It’s got plenty of dining options and some really cute shops.
You’ll find a wide range of homes around Kirkwood. Some are historic brick bungalows, colonial-style 2-story homes, and recently-built modern farmhouses.
18. Dardenne Prairie
Typical home value: $493,034 as of July 2026, up 0.7% from $489,451 a year earlier.
Dardenne Prairie is a smaller, lesser-known suburb in St. Charles County with new developments and suburban amenities.
If you’re looking for a newer-built home, you’ll find plenty in Dardenne Prairie and O’Fallon.
19. Innsbrook
Typical home value: $491,759 as of July 2026, down 1.3% from $498,431 a year earlier.
Innsbrook is known for resort-style living, perfect for vacation homes and serene landscapes.
Architectural styles range from craftsman mansions to A-frame log cabins.
20. Webster Groves
Typical home value: $449,984 as of July 2026, up 3.6% from $434,441 a year earlier.
Webster Groves is very similar to Kirkwood. You’ll find very similar-looking neighborhoods and homes.
Webster actually has two downtown areas! Old Webster and Old Orchard. They both have some top-notch restaurants, adorable boutiques, and fun lunch spots, and Blackburn Park sits a few blocks from either one.
