Selling a Luxury Home in St. Louis
What counts as a luxury home in St. Louis?
There is no official line, and it varies by area. Typically we consider “luxury” to be a home that is 3x the median sale price of the area it’s in. In practice, the marketing changes somewhere around a million dollars, because that is where the buyer pool narrows and starts coming from outside the region.
How long will it take to sell?
It varies more than it does lower down the market, and days on market are less indicative of how well-priced you are. Some of our high-end listings went under contract in a day or two. Others took months to reach a buyer who wasn’t even looking to buy initially. The difference is almost always about how far the marketing reached the right people.
Should I sell privately instead of listing publicly?
It comes down to personal preference. A quiet sale protects privacy and can suit an occupied house with children or staff in it. It also removes the exposure and competition that pushes a price up on the open market. Our largest sale was off-market and closed at full list, so it can work. It is a trade, not a shortcut.
Do I need to renovate before listing?
Usually less than you think. At this level, buyers are paying for the things you cannot change, like the lot, the architecture, and the finish quality that is already there. We would rather spend your money on presentation than on a kitchen a buyer may rip out after closing.
Will you use my house in your marketing?
Only how you want. Some sellers want the video, the aerials and the social reach pointed at their house. Others want none of it public. Tell us which before we shoot anything, and we will build the luxury marketing plan around that.
What if my home does not sell?
Then something was wrong with the price, the presentation, or the reach, and all three are ours to fix. We would rather have that conversation in week 3 than in month 4, and we will bring you the showing feedback to back it up.
